Who writes this guide, and who pays for it.
An open guide is only useful if you can see who is behind it. This page says who we are, where the money comes from, the rules we keep, and what is not ready yet.

Who we are
One founder, in the open.
Founder
Nikolay Asta
He proposed Respek Bali at the International Tourism Leaders Summit (ITLS) 2026 in Bali, and he funds it today.
His other work
A developer
Nikolay is also a developer and hotel operator in Bali (Roya Resort). That is a conflict of interest, so we state it here first. Respek Bali never mentions, rates or promotes his projects, and none of his companies will appear in any list of professionals we publish in the first year.
The photographs
Balicopter
The aerial photographs are by Balicopter, a company connected to the founder, and are used free of charge. They show land and water, never a project for sale.
Money
Who pays, and whose money we refuse.
Today
The founder pays for everything in the first year, personally.
Later
Grants from public and non-profit programmes, and a course sold at cost.
Never
Money from developers, agents, sellers or anyone we might describe or list. No advertising, no referral fees, no paid placement.
Rules
Five rules we keep.
- Every legal page is checked by a licensed notary and shows the date of the check. Until then it is marked as a draft.
- We say what the law says and name the official source, with its number and date.
- We never write about a specific project, company or person, good or bad.
- This is general information, not legal advice. For your own deal, use a licensed notary (PPAT) and a lawyer.
- This site sets no cookies. We count visits anonymously with Vercel Web Analytics; see How we work.
Progress
What is ready, and what is not.
Ready
The guide on the home page.
Ready
How we work, and a public log of every correction.
Draft
A seven-step check of any property before you sign, how to check a professional, how power works in Bali, the rules by date, the disclosure standard for developers and the law table, awaiting review by a notary.
Draft
A one-page notary briefing for the first meeting with a buyer, awaiting its co-authors and a second notary.
Draft
The Bahasa Indonesia, Russian and Chinese versions, awaiting review by native speakers.
Next
A donor ledger with every amount received, and a section for banjar and desa adat.
Planned
A non-profit foundation (yayasan) with an independent board, by March 2027. From then on the board, not the founder, decides what Respek Bali publishes.
